THE REQUEST BEFORE YOU, THERE ARE TWO EXTENSIONS FOR CONSTRUCTION PERIODS, ONE IS RELATED TO A DETACHED GARAGE THAT WAS ORIGINALLY ON HE AGENDA BACK IN MARCH. IT WAS TABLED UNTIL TODAY'S MEETING. AT THE SAME TIME WE ALSO HAVE AN EXTENSION FOR BUILDING PERMIT FOR THE MAIN STRUCTURE OF THE HOUSE ON AGENDA FOR BZA 12-2020. AGAIN, WHAT YOU HAVE BEFORE YOU, THE APPLICANT IS UNDER CONSTRUCTION FOR THEIR DETACHED ACCESSORY GARAGE AT THE REAR OF THE SITE AND MAIN HOUSE IS TOWARDS THE FRONT. TYPICALLY THE BUILDING PERMIT IS ISSUED AND YOU'RE GIVEN 18 MONTHS TO FINISH THE PROJECT.

HOWEVER, I THINK THE BOARD HAS SEEN SEVERAL CASES OVER HE YEARS WHERE WE GAVE A 6-MONTH EXTENSION OR A YEAR EXTENSION OR OTHER EXTENSIONS. BEFORE YOU, YOU HAVE A PROPERTY AGAIN ON THE NORTH SIDE OF SOUTH STREET AND OLD WORTHINGTON.

IT'S ZONED R-10 WHICH IS LOW DENSITY RESIDENTIAL.

IT WENT BEFORE THE ARCHITECTURAL REVIEW BOARD IN 2018 TO DEMOLISH THE HOUSE AND CONSTRUCT A NEW WHITE HOUSE A DETACHED ACCESSORY GARAGE AND WORKSHOP TOWARDS THE REAR OF THE SITE.

AGAIN, WITH THE GARAGE AND WITH THE HOUSE, THE GARAGE PERMIT WAS APPLIED FOR AND RECEIVED IN JUNE OF 2018 AND THE HOUSE PERMIT WAS ISSUED IN OCTOBER OF 2018. THAT'S WHY YOU'RE GOING TO SEE TWO DIFFERENT DATES REFERENCED HERE TONIGHT AND FURTHER EXPIRATION AFTER 18 MONTHS. AGAIN, IT'S NOT UNCOMMON FOR US TO SEE EXTENSIONS, ONE BEFORE THE BOARD IS UNDER APPEALS FOR EXTENSION AND TIMEFRAME. FOR CONSTRUCTION, THIS IS A UNIQUE SITUATION AND THE OWNER HAS BEEN THERE, THEIR OWN CONTRACTOR AND THEIR APPLICATION THEY STATED THEY HAD SEVERAL REASONS FOR BEING BEHIND IN THE PROJECT.

SOME ARE FAMILY ISSUES, HEALTH-RELATED ISSUES, CONTRACTOR AVAILABILITY AND WEATHER PLAYED A KEY COMPONENT.

WE'VE SEEN A LOT OF ACTIVITY ON THIS SITE NOW THAT WE'VE HAD NICER WEATHER. THE OWNER SAY THE SETBACKS ARE RESOLVED AND THEY'RE READY TO MOVE THINGS FORWARD.

WE RECEIVED A FEW CALLS FROM NEIGHBORS AND THOSE THROUGHOUT THE COMMUNITYING CAN FOR A STATUS UPDATE OF WHAT IS GOING ON. THOSE CALLS DROPPED OFF OVER THE PAST FEW MONTHS. AT LEAST WE HAVE NOT HEARD A LOT OF COMMENTS OR QUESTIONS NOW THAT THE CONSTRUCTION IS ACK UP TO MOVEMENT. ONE OF THE HINGS THAT THE BOARD HAS THE ABILITY TO DO WITHIN THE PLANNING AND ZONING CODE WITHIN

THE BUILDING SECTION IS THE BOARD CAN GRANT UP TO A ONE-YEAR MAXIMUM EXTENSION ON THEIR BUILDING PERMIT.

WHAT HAS BEEN REQUESTED BEFORE YOU TODAY IS TO EXTEND THE TWO PERMITS UNTIL DECEMBER 31ST, 2020.

THE APPLICANT BELIEVES THAT'S ENOUGH TIME TO BE ABLE TO FINISH UP THE PROJECT. AGAIN, THE BOARD DOES HAVE THE ABILITY TO DO A ONE-YEAR MAXIMUM, HOWEVER THE APPLICANT IS REQUESTING TO DECEMBER 31ST OF 2020.

WE'VE SEEN A I LOT OF PROGRESS OVER THE LAST FEW MONTHS AND CALLS DROPPED OFF OVER THERE. EXTERIOR SITE WORK REMAINS UNFINISHED. THE PICTURES BEFORE YOU ARE THE HOUSE AND THE CURRENT STATE, THE GARAGE IS COMING ALONG NICELY.

THE GARAGE IS GOING TO GO BACK TO THE ARCHITECTURAL REVIEW BOARD FOR A MINOR MODIFICATION TO THE GARAGE.
